Why Southern California?
In the last 50 years, fortunes have been made following demographic
patterns rather than pure economic formula. The study of demographics
(population studies by numbers, age, occupation, education, number of
children, and so on) tells us quite a bit about growth patterns and where
they will take place.
A pure population growth sampling could make Florida or Arizona likely
candidates for investments however when put to the demographics test, they
do not qualify because most growth in these places is made up of retired,
older, non-working people. These demographics do not cause values to rise
appreciably.
In the late 1980’s while economic conditions were booming in the US,
land values in Southern California were appreciating almost monthly. The
same economic times prevailed in places like Nebraska, the Dakotas, and
many other states with little population fluctuations and land prices were
barely effected.
Today California, faces a huge
housing shortage which is also driving real estate prices higher!
Therefore, the right demographic mix of a large population increase
makes Southern California still the most unique place in the history of
the World to contemplate land investment, and the best place to achieve
wealth today.
